Tenant screening is the first line of defense against delinquencies, evictions, and property damage. We find it pays to invest upfront and wait for the right tenant. Many companies boast about their screening speed but sacrifice tenant quality by using cheap background check strategies.

Oftentimes people think they just need to do a quick credit check and verify employment but there’s more to it than that. Our high quality tenant screening process digs deeper. We gather extensive information on the following:

  • 2.5x Monthly Rent as Income

    Some property management companies who don’t care about your risk will let residents squeak in with only 2x income. You need reliable rent coming in and need to know the resident has the monthly income to pay.

  • Credit Report & Credit Score

    We check the applicant's credit report and credit score. You want to know their overall credit score, but more importantly, what their payment history looks like. If bills were late or unpaid, what were they for? We have found a big difference between not paying a car payment and not paying an outrageous medical bill.

  • County Background Check

    We also check for any time served in the county jail. This isn't something that most property management companies check.

  • State and Federal Background Checks

    These are comprehensive background checks that will pick up Arizona crimes as well as Federal crimes.

  • Multistate Background Check

    Out-of-state addresses found on an applicant’s credit report trigger an automatic background check in the state listed. Many management companies don't run these searches.

  • Verifiable Employment

    Legal employment is critical to ensuring you have a tenant who can make consistent payments and isn’t a drug dealer. We verify employment to ensure the best tenant possible.

  • Eviction Check

    The last thing you want is a tenant with a history of evictions. We will verify past rental history to ensure that they have a clean rental background.

  • Landlord Reference Check

    Many applicants look great on paper, but we want to know the complete story. Some residents may not care for the property or can be overly litigious, so we make sure to check with the previous landlord to confirm you’re doing business with the right people.

Turnover Services

Once a tenant has notified us of their intent to move, we immediately schedule a pre-move out inspection along with a move-out checklist that clearly explains the expectations regarding the condition of the property. Once the tenant has fully moved out, we will conduct a thorough walkthrough and report any damage we feel may need addressed (which would be paid out of their security deposit).
