How old do you have to be to apply?
All adults over 18 who will occupy the home must submit an application. Minor children should be listed as dependents on an adult’s application for emergency contact purposes.

Can you hold a place before I apply?
No, all available rentals remain active on the market until a lease is signed and your earnest money deposit is received.

Do I pay the first month’s rent and last month’s rent with my security deposit?
No, we only require the first month’s rent and the security deposit. We do not collect last month’s rent upfront, and the security deposit cannot be applied to the final month’s rent at move-out.

Is the deposit refundable?
Yes, our goal is for you to receive a fully refundable security deposit. We’ll provide clear move-out expectations to help you meet our standards and maximize your refund.

Who needs a cosigner?
If your application doesn’t meet our rental criteria, you may add a cosigner. Cosigners are held to higher financial criteria and will be responsible if rent payments are missed. Review our rental criteria before submitting an application.

You have a property I want to rent. How do I apply?
Visit our “Available Rentals” page, select your desired property, and click “Apply Now” to start the application. Screening takes 24-48 hours to complete.

How do I pay rent, and when is it due?
Rent is due on the 1st of each month and can be paid through our tenant portal. You may also set up automatic payments to avoid late fees. Late fees include a $45 charge after the 5th and $10 per day until paid in full. Failure to pay by the 15th may result in eviction proceedings.

Do I need renters insurance?
Yes, renters insurance is required. It protects your belongings and provides liability coverage. If you don’t secure your own policy, you’ll be auto-enrolled in our Legal Liability to Landlord Insurance Program for $15/month.

Can I make changes or improvements to the property?
Please request approval for any modifications. Some cosmetic changes may be permitted, while others may require professional restoration when you move out.

How do I submit a maintenance request?
Submit maintenance requests through our tenant portal. For emergencies like water leaks or heating issues, call our emergency line, and we’ll prioritize the request.

How long does it take to address maintenance requests?
We aim to address non-emergency requests within 48 hours. Emergency issues, such as major leaks or electrical problems, are usually resolved the same day. If delays occur, we’ll keep you informed.

How do you handle tenant privacy and access for inspections or repairs?
We respect your privacy and provide at least 48 hours’ notice before entering for inspections or repairs, except in emergencies. We’ll coordinate with you for a convenient time.

Who is responsible for paying for repairs and maintenance requests?
Owners cover general wear-and-tear repairs. However, tenant-caused damage is the tenant’s responsibility.

What should I do if I lose my keys or get locked out?
If locked out, you’ll need to contact a locksmith at your own expense, as we do not hold spare keys.

How are utility bills managed?
Utilities are typically the tenant’s responsibility unless stated otherwise in the lease. We’ll guide you on setting up accounts with local providers.

Can I have a pet in the property?
Pet policies vary by property. Some rentals allow pets with a deposit, while others may have restrictions. Check your lease or contact us for details. If you’re an existing tenant wanting to add a pet, please consult your property manager.

How do I renew my lease?
Approximately 60 days before lease expiration, we’ll reach out with renewal options. If you choose to renew, we’ll provide updated lease terms. If not, we’ll guide you through the move-out process.

What is the move-out process?
If you’re not renewing, provide written notice at least 30 days before lease expiration. We’ll supply a move-out checklist to help you leave the property in good condition. Security deposits are returned within 14 days, minus any deductions for repairs.

I want to move out, but my roommate wants to stay. What should I do?
If all tenants agree, and remaining tenants can qualify on their own, a roommate release form can release you from financial obligations.

How is my security deposit handled?
Your deposit is held in a separate trust account, per Arizona law. After move-out, we inspect the property and refund your deposit within 14 business days, minus any applicable deductions for repairs or cleaning beyond normal wear and tear.
