Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical!

If a tenant has gone beyond the grace period of the lease we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. Worse case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly.

We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster.

Arizona’s landlord-friendly environment enables an efficient, legally compliant eviction process when necessary. Our monthly procedure for addressing late payments ensures timely action and clear communication:

  • Rent Due Date: Rent is due on the 1st of each month.
  • Late Payment Notice: If rent is not received by the 5th, a certified nonpayment notice is sent the next business day, informing the tenant of their balance, payment obligations, and potential consequences.
  • Forcible Detainer Action: If the tenant fails to comply, a forcible detainer action will be filled with the court, typically setting a hearing within 6-10 days.
  • Hearing Scheduled: When a judgment is ordered by the judge, the tenant has 5 days to vacate and return possession of the property.
  • Writ of Restitution: If the tenant does not vacate, a formal lockout order (Writ of Restitution) is requested. Execution occurs within 3-5 business days, formally ending the tenant’s access. If necessary, we coordinate with a constable to escort the tenant out and a locksmith to re-key the property.
  • Post-Eviction Protocol: The property is immediately inspected, necessary repairs are completed, and any belongings left by the tenant are stored for up to 21 days, as required by Arizona law.
