Before you begin your application, we encourage you to carefully review the property details and our Rental Qualifications listed below. Familiarizing yourself with these requirements, terms, and conditions will help ensure a smooth and seamless application experience.

REAL ESTATE BROKERS OF ARIZONA QUALIFICATION CRITERIA

The application fee is $40.00 per applicant, co-applicant, and guarantor (if applicable). All occupants aged 18 or older must complete an application. Please note that occupancy is limited to the individuals listed on the application; any unauthorized tenants or pets will be considered a material violation of the lease agreement.

It is common for us to receive multiple applications for a property, and all applications may be reviewed before selecting a tenant. Property listings and marketing will remain active until an approved applicant submits the Earnest Money specified in the lease.

In certain circumstances, co-signers may be considered. Co-signers must submit an application, have a FICO score of 700 or higher, and independently verify income of at least 3x the rent.

Once your application and required documents are submitted, the processing, verification, and background checks may take up to two business days. You'll also need to provide a valid ID, proof of employment and income, and rental or residency references. Applications will only be reviewed when all necessary information and documents are received.

SPECIFIC RENTAL CRITERIA:

Tenant screening is a proactive approach that allows Real Estate Brokers of Arizona to make well-informed decisions in selecting tenants who are the best fit for our properties. This process helps ensure a positive rental experience for both tenants and property owners, fostering a smooth and successful relationship for all parties involved.

Employment & Income

All applicants must demonstrate that their net monthly income is at least 2.5 times the monthly rent (some properties may require 3 times the rent—see listing for details). This ensures applicants have the financial capacity to meet their rental obligations. Income from additional occupants can be combined to meet this requirement, offering flexibility for shared living arrangements. If employment income alone does not suffice, applicants may provide documentation of supplemental income sources, such as bank statements, savings, or educational grants.

Employment verification is required, with a minimum of 6 months of current, verifiable employment. All income sources must be confirmed through the employer or supported by satisfactory documentation, as required by Real Estate Brokers of Arizona.

Credit Score

Real Estate Brokers of Arizona runs a credit report for each applicant, evaluating creditworthiness on a case-by-case basis, while considering the following guidelines:

- No bankruptcies within the last six months or have a pending bankruptcy.

- A combined FICO score above 640 is required.

- No history of rental collections.

- No seriously delinquent, past due, or current collection accounts.

- No history of debt 'write-offs' or accounts that have gone into collection.

If credit presents a challenge, applicants may be required to have a co-signer. Any outstanding debts owed to a previous landlord or utility company will result in an immediate denial of the application.

Rental History

Real Estate Brokers of Arizona conducts a thorough verification of each applicant's rental or residence history. To streamline this process, it is essential to provide accurate and up-to-date contact information for both current and previous landlords. While we consider all types of residency situations, there are some general minimum guidelines, including:

- Applicants must have 12+ months of verifiable rental/residence history.
- No more than 1 late payments in any 12-month period.
- No more than 1 NSF incident in any 12-month period.
- No non-compliance issues resulting in non-renewal of lease or eviction.
- No prior or pending evictions on their record.
- No outstanding debts owed to a previous landlord.

Background Check / Criminal History

Applicants must meet our criminal history criteria to be considered for housing. Convictions that pose a clear risk to the safety of residents or property may result in denial.

- Registered sex offenders will not be accepted.

- Felony convictions involving violent crimes against persons or property, such as murder, arson, kidnapping, assault, robbery, burglary, terrorism, or drug manufacturing and distribution, must be at least 10 years old.

- Other felony convictions must be more than 5 years old.

- Drug possession or alcohol-related offenses, where no one was permanently injured or killed, must be at least 3 years old.

Additionally, applicants must have successfully completed any felony sentence at least 3 years prior to applying and must have no new criminal activity during that time. Applicants with outstanding warrants will not be accepted.


Please note, arrests records alone are not grounds for denying an application. Each case is carefully reviewed through an individual assessment process to ensure the safety and well-being of our residents and properties.

Pet Policy & Occupancy Guidelines

Applicants must comply with both state regulations and Real Estate Brokers of Arizona’s occupancy standards. The occupancy limit is set at two occupants per bedroom, with one additional occupant allowed.

Pet policies are strictly enforced, and applicants should review the property listing to verify if pets are permitted. Applications may be denied based on the number, type, or breed of pets. All pets are screened through a third-party service - petscreening.com. Exotic animals such as rabbits, rodents, and reptiles are not allowed.

Service animals are not considered pets, and requests for service animals must include proper documentation for review.

ADDITIONAL DISCLOSURES

If applicants wish to clarify or dispute any screening results, they are encouraged to submit their information in writing to management for further consideration. Each submission will be reviewed on a case-by-case basis, and the final decision rests solely with Real Estate Brokers of Arizona.

All properties are rented in their current condition, "as-is," at the time of viewing. Applicants are strongly urged to inspect the property before applying. If applicants choose not to view the property beforehand, they do so at their own discretion and acknowledge that they are applying sight unseen. Real Estate Brokers of Arizona is not responsible for any dissatisfaction with the property post-application. Upon move-in, applicants agree to the terms of the legally binding Lease Agreement.

For properties that allow pets, details will be specified in the listing, and an additional deposit is required. This may be either a non-refundable fee of up to $350 per pet or a refundable deposit of up to 0.5% of the monthly rent. Service animals do not require a deposit.

Once an application is approved, earnest money is required within 48 hours to secure the property. This amount will be applied toward the refundable security deposit. A one-time lease signing/preparation fee of $200, along with the first month's rent, must be paid before move-in. Certain cities may apply a rental tax ranging from 1-3%, which will be outlined in the listing description and lease (effective through December 2024). Additionally, a mandatory 3% monthly administration fee will be applied to all Real Estate Brokers of Arizona lease agreements.
